Industrial project in TGS Cedar Port signs tenant for 432,000 square feet

A new logistics development in the massive TGS Cedar Port Industrial Park outside Baytown is approaching full occupancy with a new 432,316-square-foot lease.

Houston-based specialty crating company Gulf Coast Crating is the second tenant in Building 1, a 760,364-square-foot cross-dock warehouse, in the Portside Logistics Center at 4838 and 4908 Borusan Road.

It joins Pasadena-based container logistics provider Tigerhawk Logistics, which moved from Building 2 earlier this year and now occupies 328,048 square feet in Building 1.Gulf Coast Crating’s lease brings Building 1 to 100% occupancy, while the 258,248-square-foot, front-load Building 2 is vacant.

“We are thrilled to welcome Gulf Coast Crating Inc. as the second tenant at Portside Logistics Center, taking the overall project to 75% leased,” Tyler Maner, managing director at Stream Realty Partners, said in a statement. “This milestone highlights the strategic value and prime location of the development, offering unparalleled logistics real estate solutions for growing businesses desiring a location near Port Houston.”

Dallas-based Stream developed the 1.09 million-square-feet Portside Logistics Center in a joint venture with Des Moines, Iowa-based Principal Asset Management, completing it in September 2023.

The buildings have a 40-foot and 36-foot clear height, respectively. The cross-dock building has four drive-in bays and 132 dock doors, and the front-load warehouse has two bays and 60 dock doors.

Both feature spec office space, LED warehouse lights, a white-boxed interior warehouse and fully fenced truck courts. The project is LEED-certified.Maner and Jeremy Lumbreras with Stream’s Houston industrial division are marketing Portside Logistics Center. Gulf Coast Crating was represented in lease negotiations by Patrick McKiernan and James Mashni with First Houston Properties.

The development is located just south of the Grand Parkway, with fast access to Interstate 10, Highway 225, Highway 146 and Port Houston’s Barbour’s Cut and Bayport container terminals.

“Ownership is excited about the continued success of the project, which benefits from the year-over-year growth in container throughput at Port Houston and our proximity to those terminals,” Justin Robinson, executive managing director and partner at Stream, said in a statement. “This most recent lease further underscores the success of the 17-year partnership between Stream and Principal Asset Management, specifically within this Port submarket in Houston.”

The 15,000-acre TGS Cedar Port is the largest master-planned, rail- and barge-served industrial park in the United States and fifth-largest industrial park in the world, according to its website.
