Container Logistics Provider Expands Its Industrial Space Near Port Houston

A container logistics provider is relocating to a larger industrial space within a Houston-area business park and more than doubling its footprint in the process.

Houston-based Tigerhawk Logistics plans to move out of its 135,285-square-foot space at Building 2 of Portside Logistics Center and relocate to Building 1 in the same park, located in the Port Houston area.

Tigerhawk Logistics is taking up 328,048 square feet at Portside Logistics Center Building 1. The industrial business park is located at 4838 Borusan Road (Building 1) and 4908 Borusan Road (Building 2) in the Houston suburb of Baytown, Texas. Both buildings were developed last year.

The relocation and expansion from one building to the other was brokered by Stream Realty Partners. Stream’s construction management team is working with Tigerhawk Logistics to complete the build-out of the custom-designed office space and other tenant improvements.

Tigerhawk’s expansion at Portside Logistics Center comes as Port Houston had its “largest month on record for container exports" in February, according to a report from JLL. 

“Port Houston also plays a crucial role in stimulating Houston's industrial job growth in industries such as energy, manufacturing, logistics, and petrochemicals. These sectors continue to be significant contributors to overall job creation in the metro,” according to a JLL report on Houston’s industrial market. “The strength of these foundational demand drivers, coupled with continued leasing momentum and a moderating construction pipeline should enable more balanced market conditions in 2024.”

Tigerhawk Logistics originally moved into 4908 Borusan Road shortly after it opened in 2023. The two-building Portside Logistics Center was developed as a joint venture between Principal Asset Management and Stream Realty Partners.

There is still some space available for lease at Building 1, according to Stream.
