Memorial Hermann Health System plans medical building in Mont Belvieu, expanding suburban footprint

The Houston area’s largest health system is planning a new facility in the fast-growing city of Mont Belvieu.

Memorial Hermann Health System filed plans with the Texas Department of Licensing and Regulation in early October for a $9.5 million building at 9525 Edgewood Ave. in Mont Belvieu.

The health system declined to share further specifics about what types of care will be provided but said the investment comes as the area is experiencing “significant and rapid growth.”

“Memorial Hermann is making a strategic investment in response to that growth, honoring our commitment to create personalized and compassionate experiences for all our patients and continue meeting the care needs of the many communities we serve,” a Memorial Hermann spokesperson told the Houston Business Journal. “We are excited to expand our services to Mont Belvieu, providing high-quality, convenient care that benefits the entire family close to home. More details will be available soon.”

According to the locations page on Memorial Hermann's website, the system does not currently have services based in Mont Belvieu or Chambers County, making this new territory for Memorial Hermann.

The information in TDLR filings is preliminary and subject to change. Memorial Hermann’s filing lists a 51,800-square-foot shell building with a construction timeline beginning Nov. 1 and ending in November 2026. Wycoff Development, which has offices in Houston and Webster, is listed as the design firm.

Meanwhile, Brian Ligon, communications and marketing director for the city of Mont Belvieu, said Memorial Hermann is working on a 7-acre site and confirmed the address.

“It is our understanding that Memorial Hermann will be building an approximately 50,000-square-foot community care facility on that site,” Ligon said. “We are excited to have Memorial Hermann as a part of our community. Having a facility like this in Mont Belvieu will have a positive impact on health care for our residents and those in the surrounding areas.”

Mont Belvieu experienced significant population growth of nearly 100% between the 2010 and 2020 U.S. censuses. The U.S. Census Bureau's American Community Survey 5-year data from 2023 places the city’s population at 8,416 people.

The new building comes as Memorial Hermann has embarked on a wave of construction in the Bayou City’s suburbs. In July, Memorial Hermann bought a 40-acre parcel from Houston-based Wolff Cos.’ 587-acre Beacon Hill master-planned development along U.S. Highway 290, though the plans for that land were not disclosed at the time.

This year, Memorial Hermann also announced plans for a medical office building in Bridgeland, the first of its kind in the master-planned community. Howard Hughes will build and act as property manager for the facility, and construction began this summer.

Memorial Hermann’s existing community hospitals are expanding too. On Oct. 1, the system broke ground on a $277.5 million campus expansion at its Cypress hospital that aims to increase the hospital’s bed capacity from 201 to 345 beds.

Other health care systems in the area, like Houston Methodist and HCA Houston Healthcare, have also eyed neighborhoods farther away from Houston as targets for capital investment. Executives at all of those systems have said that the population exploding in areas such as Sugar Land, Katy and Cypress made expansions and new construction necessary.
