9-building spec industrial project underway in Baytown

A new project is being touted as one of the largest single-user spec industrial developments ever built in Baytown.

Houston-based developer BCS recently broke ground on the project, called Grove Business Park, according to a press release from Partners Real Estate. Travis Land and A.J. Williams of Partners are the exclusive listing brokers for the property, which is along Interstate 10 just west of Sjolander Road, according to its LoopNet listing.

The 46-acre Grove Business Park will consist of nine new buildings ranging from 30,000 to 120,120 square feet, totaling 438,960 square feet. It’s designed to meet the needs of small to medium-sized end-user businesses.

Seven of the buildings will be dock-high distribution facilities, while two buildings will be 20-ton-crane-ready manufacturing facilities.

All nine buildings will be constructed in a single phase, which is expected to be complete in the third quarter of 2026.

The Urban Cos., a Katy-based firm, is the architect and general contractor for the project, and Houston-based Altar Group PLLC is the civil engineer. Michael Johnson, Michael King and John Beeler with JLL placed the debt with Voya Investment Management as the lender for the project.

"We are excited to support the continued growth in Baytown and the broader Houston area through this development," Ryan Sweeney, a partner at BCS, said in the release. "This project represents the culmination of high-level execution and coordination, and we are sincerely grateful to all of those involved in this development, especially the City of Baytown staff and officials."

BCS chose Baytown for the project because of pent-up demand for small to medium-sized industrial users, Partners said. Houston’s far southeast submarket recorded 1.2 million square feet of positive net absorption year to date, according to the most recent market data cited by Partners.

Grove Business Park also is a milestone for BCS, which historically has focused on retail, according to Partners. It’s the company’s first-ever ground-up industrial project.
